Housing market is smiling on downsizers

We asked John Stamp, director of Belle Property Noosa, Coolum and Maroochydore, if the Covid-19 crisis had led to any changes in the real estate market on the Sunshine Coast and whether now is the time to sell.

John has his finger firmly on the pulse of the Coast’s real estate market and is keen to assist anyone selling in readiness for a move to The Avenue’s remaining stage one apartments or our stage two building, due for completion late 2020.
He says, despite the current economic climate, buyer confidence remains higher in the Sunshine Coast market compared with other areas, with a coastal lifestyle becoming more attractive.
“The desire to migrate from large population hubs to more lifestyle-oriented areas of Australia has accelerated. Here on the Sunshine Coast we have the most attractive combination of amenity, health care and natural beauty. This ensures our property market will perform well in comparison with other areas.

“Also, markets move, we have seen property prices rise and fall as surely as the tide flows over Maroochydore beach. The good news for those who are looking to sell is that our market is coming off record highs and even if there is a small retraction across the country then we can expect to fare better than most others.’’
John says Sunshine Coast properties are on the market for shorter periods because of a lack of stock. “While there is a limited supply of residential units and houses for sale we are seeing demand soak up the available properties quickly.
“We have positive net migration and a low number of people wanting to sell. This may not ensure rising prices in the current economic climate as wages and employment rates are not increasing, but it does deliver a buyer at the market price more quickly.
“There is no better place to be living than here on the Sunshine Coast and our property market will always reflect that.’’
