What does maintenance-free living really mean?

Simply put, maintenance-free living means never having to visit a hardware store again!

The major benefits of maintenance-free living:

Costs:
You will no longer need to pay for any maintenance or repairs around your home. This can be a major saving without the ongoing costs of house painting and repairs. You won’t even need to pay the mower man.

Appliance breakdowns:

If any appliances and whitegoods that were in place when you arrived need repairing or replacing, this will be done for you, without any cost. Appliances will be replaced with a similar product of similar value.

Waiting for tradies:

You won’t need to search out trusted tradies, get quotes and wait around for them to show. Just report an issue to your village manager, and it will be taken care of without any expense to you.

Safety:

You won’t be risking life and limb climbing ladders to change lightbulbs or clean gutters. During the Covid health crisis, our residents reported that they felt safe supported by their village managers and staff who established thorough hygiene and sanitising routines in all communal areas.

Gardening:

There will be no mowing or raking leaves. Of course, if your green thumb demands to get into the soil, our villages provide community gardens or you can establish an easy-care garden in pots on your sun-filled balcony.

Communal areas:

A lock and leave lifestyle:

Without the concern of home maintenance, you will be able to lock up and leave your apartment when you travel. Your village manager will keep an eye on things.

The pool:

You can enjoy the swimming pool and never concern yourself with chemical testing, cleaning the filter or scooping out leaves. Just dive right in!

Maintenance staff:

Our villages have dedicated maintenance staff to assist with any issues that may arise inside your apartment or around the communal areas and facilities.

Michael takes care of maintenance at Kingsford Terrace Corinda and The Atrium Lutwyche. Michael has been in the role since February and has enjoyed getting to know the residents.

“My job is really quite varied but my priority is always the residents,’’ he says. “Their needs come first but there are many routine jobs that I take care of, including the gardens, the grass and the pool. It is important to keep the villages looking the best they can. This part of my role takes quite a bit of time too.’’

Michael previously worked in highrise hotels and apartments taking care of the maintenance, but says he much prefers his current role working closely with the residents and being able to form friendly relationships with them. “The residents really make this job. Previously, I really never saw the hotel guests. They were there one day, then gone the next.

“I hope the residents at Kingsford Terrace and The Atrium view me as someone reliable who is always willing to help.’’

Ian is responsible for Village Maintenance at The Avenue Maroochydore and is part of a dynamic duo with his wife Mandy, the Village Manager.

Ian says he enjoys his role because of its unpredictability – no two days are the same. “It’s actually quite hard to plan my day as I really never know what’s going to come up. Things can go wrong – I’m called on if a washing machine hose develops a leak, someone’s struggling because their keys are stuck or a hinge is loose. It can be all sorts of little things.

“If a resident wakes up and there’s a maintenance issue in their apartment, they only need to report it and if I’m not qualified to fix it then I’ll call in a tradie. The resident doesn’t need to worry about it, they can go out and when they return, the issue should be solved.

“I also make sure the whole village is looking good – after all it is our residents’ home. I clean the barbecue areas and make sure the gas is topped up. No one wants to invite family for a barbie and discover the gas has run out.

“Today I’m helping some residents who are assembling our new garden planter boxes. They are really enjoying it and I enjoy the interaction I have with the residents.

“I am not here to do one job but a thousand different tasks. It doesn’t matter what it is from helping carry something heavy from their car boot to cooking the sausages for our monthly birthday barbecues. It’s a busy role.’’
